BOARD OF DIRECTORS MEETING MINUTES

 

The Board of Directors of the MPCA met on Monday, April 7, 2003 at Bill Bunting’s home.  Present were Bill Bunting, Gary Marmontello, Adam Moore, Peg Regenbogen, Gloria Singer and Les Regenbogen, presiding.

 

The meeting was called to order at 7:05 p.m.

 

The minutes of the March 3, 2003 meeting were accepted.

 

Treasurer’s Report:  Les Regenbogen informed the board in the absence of Linda Edwards, that our current operating statement indicates that we are almost beyond our budget due mainly to water system related costs.  Required improvements to this infrastructure, as well as continuing efforts to locate the cause of our unaccounted for water, will probably require a minor special assessment prior to the annual meeting.

 

Committee Reports:

Environmental Committee:  Peg Regenbogen reported that 24 people representing 18 households attended the March 29, 2003 Environmental Workshop.  A summary of the workshop will be included with this month’s minutes.

Community Life Committee:  Judy Bouthot, chairperson, sent in a report of the committee’s last meeting. As mentioned in last month’s minutes, they are continuing to look into a glass enclosed bulletin board and additional means of communication. The committee was pleased with the response to the March cocktail party and have future plans that include a June cookout, a possible Oktoberfest and a December Holiday get-together. Adam Moore is now the board liaison.

Web Site Committee:  Les Regenbogen reported that the web site is still getting information on various meetings and meeting dates.  Homeowners are encouraged to access this site, www.moodypoint.org, for the current MPCA minutes, information on the various associations and Community Life activities.

Water Systems Group:  A report of the current status of our water system was distributed to the board.  Professional sound detection has begun to narrow the search for our unaccounted water usage.  Rebuilding of one of our two sewer pumps has been completed and its capacity improved from 35 gpm to 138 gpm.  The committee is still developing a much needed conservation plan relative to irrigation which will be presented to the board at its May meeting

 

Open Matters:

Property Management:  Gary Marmontello reported that he and each of the association presidents will meet with Lou Gargiulo, Great North Property Management, to discuss their individual requirements prior to Great North’s proposal submission.  There was also discussion of the Evergreen proposal that had been recently received.  Most members felt that the needs of Moody Point’s neighborhood associations had not been taken into account in this proposal.  Additional property management prospects will be sought.   

 

Policy Handbook:  The board completed and approved the current draft of the Guide to Rules and Policies.  The association presidents agreed to distribute it to their homeowners and renters after it has been printed.  Copies will also be given to the real estate agents involved with Moody Point and to AMB Custom Structures.

 

Screen House/Dock Railings:  Pam Driscoll of Great North, Paul Rabenius of Northway Builders and Les Regenbogen inspected the screen house, its deck and railings, and the ramp railings.  Northway will submit estimates for suggested modifications and repairs.

 

Other Business:

The MPCA July meeting will be held on July 14, 2003 instead of July 7, 2003.

 

There was a discussion regarding the many unlit security lampposts throughout Moody Point.  This was referred to the association presidents for action as this does not fall within the jurisdiction of the MPCA.

 

The next meeting will be held on May 5, 2003 at Linda Edward’s home at 7:00 p.m.

 

There being no further business, the meeting adjourned at 8:40 p.m.
