Approval
of Minutes:
Minutes from December 16, 2003 were approved with the modification: The Moody
Point Community Life Committee has been given authorization to solicit
contributions to build a bulletin board near the
dumpster.
Property
Manager’s Report: Thomas Lavigne of Evergreen suggested we seek one insurance
carrier for all of MPCA in order to eliminate voids and lower costs. The
Reserve Study is ongoing. General discussion on taxes,
maintenance,
and financials.
Treasurer’s
Report: Tom
Treece indicated we are on target.
Regarding insurance, Tom Lavigne suggested that we continue one insurance
application for all of the MPCA (Ridge Condos, Waterfront Condos, MPCA itself,
plus Hill homeowners Assn and Lubberland Assn). He further encouraged us to
consider looking at an insurance carrier they (Evergreen) work with, who would
offers a policy to homeowners for homeowner's insurance
that
would eliminate "void" and duplication between homeowner and
association insurance and, it is hoped, also lower costs. This will be pursued
when insurance goes to "bid", before the end of July.
President’s
Report: Linda
Edwards discussed, and asked for possible changes to, the handout on termites
to be sent out to all Ridge members. She also reported:
1) The results of the snow plowing survey have been sent via
Evergreen to Blanchette.
2) Dick Johnson has written up a summary of a conversation
(bringing together several key parties) regarding what to do about a number of
sidewalks at Moody Point that have not 'weathered' the winters well.
3) Homeowners need to be aware that frozen heating pipes are not
uncommon on the Ridge (at least one experience last year, one so far this
year). This can occur quite quickly in the cold weather if the heating
is off for many hours, which can easily happen even on very cold
days in the winter, especially if thermostats are 'set back' at night, given
the significant 'solar gain' from our large, south facing windows. Finally, she
and Tom Lavigne need to arrange to meet with the ARC.
Old
Business:
1)
Review of status of goals.
2) Gloria Singer has agreed to take on the task of reviewing the
by-laws, before the next meeting. The purpose is to identify (a) what is
required by by-laws and not practiced, (b) what is practiced and not in the
by-laws, and
(c) where the by-laws are clear/not clear about 'home owner
responsibilty' and 'association responsibility' in the Evergreen's "checklist of responsibilities."
She is not making recommendations. Rather she will inform
the board of the results of her careful review.
New
Business: we
need (1) a new site for the annual meeting possibly the
town
hall; and (2) a nominating committee for Board members.
